Sandy Creek RV Park- Terms and Rates
All Reservations require guest signature on file before reserving a site.
Daily Rates
Daily Rates include water, sewer, 30/50 amp electric and Wi-fi. Signature on file required.
- $45.00 per night plus $3.00 processing fee.
- Occupancy over the limit results in pre-approval and a $5.00 charge per night per guest over the allowed number of guests per site.
Monthly Rates
Monthly rates include full hookups, water, sewer and Wi-fi. Electricity charges are additional.
- Monthly Rates start at $395. Our rates are subject to change.
- $53 non-refundable Administrative Fee and signature on file for proof of understanding of park policies for monthly stays are required to confirm a reservation.
- Spacious back-in sites. All sites are easy access.
- Metered electricity is charged at the prevailing rate. When check-out occurs the meter is read, and the guest is billed for final electric usage incurred since last bill.
- Monthly rates are for occupancy of 1 or 2 adults and include 1 child under 13 years old. Additional guests over the limit must be pre-approved and will result in additional monthly fees.
Cancellations
- Cancellations require a one-night charge based on the daily rate.
- No refunds on reservations for monthly or extended stays.
Reservations and Early Departures
Reservations
Please call us at (903) 829-3911. We would like to talk with you personally and help you select your site and answer all your questions. No answer- please leave a message and you will receive a call back.
Early Departures- (During the month for monthly, daily/weekly leaving before departure date.)
- Not eligible for a refund or credit. Monthly, give at least a two week notice before the end of month before leaving. Final electric usage will be charged after check-out. Departures at the end of the month prevent guests from losing unused daily site fees.
Sandy Creek RV Park Policies and Waiver Agreement
The following rules, terms and waivers serve as your agreement with Sandy Creek RV Park for the site you have reserved. Please read this document very carefully and understand its content. Your signature confirms your agreement to the terms listed. RV Park management will interpret and enforce our Rules and Regulations in a reasonable manner.
The term "RV" refers to a Recreational Vehicle, Fifth Wheel, and/or camper.
There is a $53 administrative fee charged at time of registration for monthly stays. New guests are required to sign a signature form confirming the guest read and agreed to park policies and terms.
NOTICE OF LIABILITY, RELEASE AND HOLD HARMLESS AGREEMENT:
Guests (Campers), recognize that there are inherent risks involved in camping and camping activities and programs. Camper understands that he/she/they have a duty to exercise reasonable care for Camper’s own safety and the safety of those for whom Camper is responsible. Camper refers to Guest(s) staying at Sandy Creek RV Park. Released parties, directors, officers, agents, employees, insurance carriers, refers to Sandy Creek RV Park entities.
All guests agree as follows:
Release of Liability.
Camper RELEASES, WAIVES, DISCHARGES, and COVENANTS NOT TO SUE the Released Parties or their directors, officers, agents, employees, and insurance carriers from any loss, damage, claim, or demand, whatsoever, including any such claims relating to injury or loss to the person or property, including an RV, of Camper or resulting in the death of Camper, whether caused by the negligence of any Released Party or otherwise while the Camper is in or upon the Campground and/or participating in any Campground activity.
Indemnification.
Camper agrees to IDEMNIFY AND HOLD HARMLESS the Released Parties and their directors, officers, agents, employees, and insurance carriers from any loss, liability, damage, or cost they may incur due to the presence of Camper in or upon the Campground or in or around the RV, including, but not limited to, any and all damages, loss, theft or destruction of any personal property, RV, or vehicle or any damages attributable in any way to any defect in design or manufacturer of the RV.
Damages or Losses.
Neither Released Parties nor their directors, officers, employees, agents, or insurers, shall be responsible to Camper for any loss, damage, or claim related to any actual or alleged defect in the RV. Camper assumes any liability or responsibility for any acts of any third person, including other Campers, campers or guests of the Campground. Camper ASSUMES FULL RESPONSIBILITY FOR AND RISK OF BODILY INJURY, DEATH, OR PROPERTY LOSS OR DAMAGE.
Minors.
Each Camper executing this Agreement intends to be legally bound by this Agreement as well as to bind each and every minor attending with such Camper.
Card Authorization Agreement
Camper (Guest) gives permission to Sandy Creek RV Park to charge cards for initial and recurring payments. Camper (Guest) acknowledges that card information will be stored in their profile for future transactions. Camper (Guest) also authorizes updated card information to be used as supplied by the Camper (Guest) to Sandy Creek RV Park when card replacement is initiated by the Camper (Guest).
Site Fee Payment
Payment is due upon initial reservation confirmation, and thereafter on the 1st of the month for monthly and full-time extended stay guests. Sandy Creek RV Park welcomes guests who stay at the park on an extended basis! Regarding untimely payments, there is a $10 late fee added to your account on the sixth day after the payment is due and $10 each day thereafter until payment is made. Guests must understand if the payment is not paid by the 9th day after due date on the first day of the month, Sandy Creek Park management may shut down water, sewer, and electric usage immediately and any vehicle/RV/Motor home on the pad may be towed and removed from the property at the owner’s expense. Returned checks require a $35 handling fee and future payments after an N.S.F. payment will be in the form of CASH only. Late fees apply until the bill is fully paid in cash. Nightly stay payment is due at the time of the reservation and there is a $3.00 processing fee.

Management must be notified if a late checkout is desired. Management will do its best to accommodate the guest; but it reserves the right to refuse or move the guest to another site.

Maximum Occupancy
No more than two (2) adults, one (1) minor under 13 years old, and a maximum of 2 pets may occupy or stay in your RV or on your site for the normal charge. For monthly stays, Monthly Charge of $10 for each additional guest over the maximum is charged with a limit of only one more adult and one more minor allowed in total. Five is maximum per site with extra charges after three. Nightly stay guests pay $5.00 per extra guest per night. After registration the park owner must be notified and given required information before approval can be given to allow an added person or pet to the site. Park owner reserves the right to initiate and charge the registered guest for a background check and can deny the request for another person or pet for any reason. If the additional person is approved the registered guest shall pay the charge each month for monthly stays, for each added guest. Unregistered visitors to your site should be limited. Excessive or too frequent traffic in and out of your RV causes concern for the other guests at the park. Strangers often spell trouble in RV parks.
Sublet Restriction
RV Spaces cannot be assigned, shared or sublet to someone else. A landlord/tenant arrangement does not apply. This is a site service agreement and theft of services applies.
Vehicle Limitations
RVs must be in good working condition and are subject to management’s discretion. RV or camper exteriors must be in good condition, free from fading, rust, broken awnings, window AC units and torn spots. Any RV is subject to park approval before short or long-term stays. For monthly guests a ten (10) year age rule on the RV will be imposed. Owner can over-write upon review of current photos or inspection of the RV. A certificate of insurance for the RV must be available to park management; the certificate of insurance should indicate coverage for the duration of the registered guest’s stay in the park. Tents are not allowed in the park at any time to include at a site, on, or on top of any vehicle.
Sewer Connections
Connections Must be watertight and park approved. The Guest is responsible for their equipment beyond point of hookup. Waste/sewage, water, or effluent from sinks, toilets or other plumbing fixtures must be deposited in dumping facility (sewer connection) only and may not be deposited directly on any pavement, dirt, or vegetation. No objects that resist water (including, but not limited to, facial tissue, disposable diapers, paper towels, tampons, cotton balls, coffee grounds) may be flushed or otherwise deposited into the system. Heated water hoses are required in winter months.
Site Maintenance
If your RV is your home, we know you take excellent care to keep its appearance nice and your site inviting. We ask that level of care from all our guests, so our "community" is desirable, fun, and safe. Thank you for your commitment to making our park attractive and uncluttered.
RV spaces and Park Property need to be kept clean of litter and clutter including cigarette butts. Do not place personal BBQ’s or hot items on tables or benches. No stakes in the ground are allowed at any time due to underground facilities unless checked and approved by park owner. The installation of any accessory equipment and/or structures in their site or on the property is prohibited without prior park owner approval. Fencing, crossties, barriers, pallets, etc. is not permitted. Accessory equipment structure or appliances not in compliance with the park rules/policy shall be removed from the property by the registered guest within 2 days of written/verbal notice. Patio sales, moving sales, and yard sales are expressly prohibited without prior written approval from park owner/management. Cutting of trees and plants is prohibited. Water conservation is emphasized year around and water waste is not allowed. Hot Tubs and Swimming Pools are not allowed due to excessive water usage. Dispose of trash daily. Trash is not allowed overnight outside the unit. Don’t hang clothes, towels or clotheslines outside on your site. We provide a 24-hour laundry facility for these purposes. Washing of RVs must be done by accredited companies that bring their own water in tanks. RV Park water is not available for this purpose.
Site Noise
Registered patrons as well as any of their guests will ensure site noise does not disturb their neighbor to include surround sound, music, and voices.
Storage
Storage of anything beneath, behind or on the outside of the RV requires Park Owners approval. This includes, but is not limited to, storage of boxes, trunks, wood, pipes, bottles, tools, mops, ladders, paint cans or any item which is unsightly in appearance. No appliances, including but not limited to, window units, water heaters, freezers, refrigerators, washing machines, clothes dryers, may be installed or placed outside of the RV at any time. Park owners/managers reserve the right to ask any patrons to remove stored items from their site including underneath their RV.
Speed Limit
Observe less than 5 MPH speed limit. Park management reserves the right to enforce speed limits through the utilization of surveillance tapes.
Parking
No parking anywhere in the park, other than the reserved site(s) or the provided overflow parking areas, is allowed except by prior approval by park owners/management. Only one (1) RV or camper per space.
Automobiles
No vehicle repairs, maintenance activities or fluid changes of personal vehicles are permitted. Do not wash vehicles on the premises. Multiple vehicles/motorcycles parked on guest’s site should be approved by owners/management.
Right of Way
No walking, playing or otherwise occupying another patron’s site. No trespassing on property outside the park boundary.
Laundromat
Items left in the laundry room unattended may be removed. Sandy Creek RV Park and its management are not responsible for any items left in the laundry room. Washing of pet bedding or other pet materials is not allowed in the laundry machines and is expressly prohibited. Please clean up after you use the facility as a courtesy to your fellow guests. Please do not overload washers and dryers. Do not leave your clothes in the machines.
Internet
Users agree that use of the Sandy Creek RV Park’s internet is at the user’s sole risk and agree to release, indemnify, and hold harmless the Park owners/management from any damage that may result in the use of the internet access. Furthermore, during use of internet service, the guest acknowledges that he/she is subject to and agrees to abide by all laws and all rules and regulations of Fannin County, state of Texas, and the federal government. Sandy Creek RV Park reserves the right to suspend or terminate registered guest access to the internet if they violate any of these provisions. No representations or warranties, either expressed or implied, are made regarding the operations of the internet service. Sandy Creek RV Park, its owners, and agents shall not be liable for any damages of any kind that may result from the use of this internet service. Viruses, security, and privacy protection is the responsibility of the user. Sandy Creek RV Park assumes no responsibility for any alterations or interference with a laptop, phone, tablet, desktop or other electronic device’s operation or data files resulting from use of the Sandy Creek RV Park’s internet. Sandy Creek RV Park is not responsible for damage, theft, or loss of any kind to a user’s equipment software, data files or personal property that may occur as a result of using the Park’s internet service. Operations of this service are provided as is and there is no warranty made that they will be free from error and interruptions. RV Park Management may shut down the internet system from time to time for repairs and upgrades.
Trash
Trash must be in the tied proper trash/garbage bag and registered patrons and/or their guests are responsible for disposal of the trash into the designated trash dumping bin. Garbage must be wrapped and, with other trash, must be kept inside the RV until deposited in the designated refuse bins. Placement of paint cans containing paint, landscaping, pruning, or other yard waste into the trash bin is prohibited. Bringing trash from outside the park to dump into the park’s bins is prohibited. Construction debris (material), large items such as mattresses, appliances, electronics to include computers, monitors, printers, televisions, or radios etc. are not to be disposed of in the dumpsters. Storage of pet waste on-site, around or underneath the RV is expressly prohibited.
Children
All children under the age of 13 should be accompanied by a parent or guardian at all times.
Pets
The types of pets permitted are: a domesticated bird kept inside, cat, dog, or aquatic animal kept within an aquarium. No more than 2 pets per site (excluding fish in an aquarium) unless prior written approval is received from Park Management. Pets must be kept on a leash at all times; no free ranging. Should the owner need to go inside the RV or leave the site the pet must be placed inside the RV. There are no pets allowed in the office and laundry room. Please clean up after the pet. If it is determined that the pet is not being cleaned up after, a verbal reminder will be given by management to the owner. Two reminders could result in eviction from the park. All pets must be up to date on vaccines. Leaving pets unattended at the park is prohibited. Pets may not disturb other residents with barking, growling, and/or yipping. Non-house pets are prohibited under any circumstances. Strange and exotic pets are not permitted. Pit bulls, Chow Chows, Rottweilers, Doberman Pinchers and other aggressive breeds are not allowed. The park is not liable or responsible for pets.
Fire and Smoking
No smoking is permitted inside the park facilities. Open fires only in the designated areas.
Marijuana
Use or possession of Marijuana (medical or recreational) is strictly prohibited on Sandy Creek RV Park property. Any violators will be asked to leave the park immediately. This includes growing or storing marijuana in, on or under their RV or other vehicle.
Conduct
Actions by any person (as determined by Park Management) of any nature which may be dangerous or may create a health and safety problem or disturb others is not permitted. This includes, but is not limited to, any unusual, disturbing or excessive noise, intoxication, quarreling, threatening, fighting, immoral or illegal conduct, profanity, or rude boisterous, objectionable or abusive language or conduct. Persons under the influence of alcohol or any other substance shall not be permitted in any area of the park which is generally open to all tenants, occupants, and their guests. The property and registered patron’s recreational vehicle shall be used only for private residential purposes, and no business or commercial activity of any nature shall be conducted thereon.
Video Surveillance
Sandy Creek RV Park may have 24 hr. video surveillance. Sandy Creek RV Park owners/managers do not guarantee the video surveillance system will capture everything that occurs in the park.
Firearms/Fireworks and Dangerous Materials
Shooting or discharge of firearms, weapons, and/or explosives are not allowed. Storage and utilization of fireworks in the park is not allowed. Anything which creates a threat to health and safety shall not be permitted on the premises. No flammable, combustible, or explosive liquid, material chemical or substance (except those customarily used for normal household purposes which shall be properly stored within the RV), may be stored on the property and then only in quantities reasonably necessary for normal household purposes.
Electricity
Electricity charges for RV spaces are sub-metered in accordance to Texas PUC, Chapter 25.142.
Solicitation
Throw away newspapers, distribution of handbills, notices, or advertisements, and door to door selling or solicitation are not permitted without park management consent. All salespeople must make individual appointments with the registered patron concerned or interested.
Refusal of Service
Sandy Creek RV Park and its management reserve the right to refuse service to anyone, and to ask anyone to leave the premises. Furthermore, Sandy Creek RV Park Management reserves the right to refuse services to potential guests, and current and returning guests that have violated the rules and regulations and/or have vacated the park without paying all fees. These rules may be amended by management without prior notice to residents or guests.
